EV-ready developments for property developers

Design EV charging into your development from day one, so buyers and tenants can add chargers later without retrofitting the building.

The challenge

What property developers need to get right

  • Retrofitting costs more

Running cables through finished parkades, slabs and paving after handover is slower, messier and more expensive than doing it during construction.

  • Supply sized without EVs in mind

If the bulk supply application doesn't allow for EV charging, future chargers can be limited by capacity.

  • Buyers are asking

EV drivers want to know they'll be able to charge before they buy or sign a lease.

Why plan EV charging at design stage

A charger is a small item on a development budget. The cabling, conduits, DB board space and supply capacity behind it are what’s expensive to add later. Planning these during design keeps future costs low for buyers and gives the body corporate or HOA a working system from day one.

What we provide

  • Load planning: we estimate future EV demand and help your engineer allow for it, with load management to keep the supply requirement realistic.
  • EV-ready infrastructure: conduit, cable routes and DB board space to each planned bay.
  • Chargers at handover: charger supply and installation in show units, visitor bays or a share of residents’ bays, with a CoC for every circuit.
  • Metering and handover pack: sub-meters or own-supply wiring, plus documentation for the managing agent.

Most residential bays suit a 7 kW home AC charger. Visitor and shared bays work well with commercial dual-socket chargers.

Handing over to the body corporate

Once owners move in, the body corporate takes over decisions on charging. We give them a clear handover pack and can support the trustees directly; see our page for body corporates and HOAs.

Our approach

EV-ready from the design stage

We work with your electrical engineer and contractor during design. Together we decide how many bays get chargers at handover, how many are EV-ready with conduit or cabling, and how load management and metering will work once the body corporate or HOA takes over.

Our process

How it works

One team from first enquiry to a working, certified charger. You always know what happens next.

  1. 1

    Enquiry

Tell us about your property, your vehicles and what you want to achieve. Photos of your DB board help.

  2. 2

    Site assessment

We check your supply, available load, cable route and mounting position, on site or from photos.

  3. 3

    Quote

A written, itemised quote: charger, installation, any upgrades and the CoC. No surprises later.

  4. 4

    Installation

Registered electricians install a dedicated, protected circuit and mount the charger neatly.

  5. 5

    Commissioning & handover

We configure the charger, test it with you, hand over the CoC and show you how to use it.

Solutions

Charging solutions that fit

  • Apartments & complexes

For owners and tenants in sectional title schemes and estates who want a charger at their own parking bay or garage.

  • Home charging

Supply, installation and commissioning of a home wallbox charger, with a Certificate of Compliance on every job.

  • Energy resilience

EV chargers that work with solar PV, inverters and batteries, sized honestly for your system.

Services

How we deliver it

  • Site assessment

An on-site or photo-based check of your supply, DB board and cable route that turns a rough estimate into a fixed quote.

  • Charger supply

We source and supply AC wallboxes, commercial chargers, DC fast chargers and accessories, chosen to suit your site rather than our stock levels.

  • Installation

Safe, compliant installation of home, commercial and DC chargers by registered electricians, with a CoC issued for the new work.

  • Setup & commissioning

Configuration and testing of your charger's network, app, OCPP platform, access control and load management, finished with a live charging test.

FAQ

Frequently asked questions

Still unsure? Speak with StrataCharge by phone, WhatsApp or email.

What does "EV-ready" mean?

There's no single definition. We use it to mean a bay with a planned supply, a cable route or conduit, and DB board space, so a charger can be added later with minimal work. Some bays may also be fully fitted at handover.

When should we involve you?

As early as possible, ideally before the bulk supply is finalised. That's when capacity for EV charging is easiest to plan.

Should every bay get a charger at handover?

Not necessarily. Many developers install chargers in a share of bays and make the rest EV-ready. We'll help you balance cost against what buyers and tenants expect.

How is charging billed once the body corporate takes over?

We design metering in from the start, either from each unit's own meter or with sub-meters, so the body corporate has a fair billing method from day one.

Can you work with our existing electrical contractor?

Yes. We can supply chargers and specify the EV infrastructure for your contractor, or install and commission it ourselves.
